Renting mall space for nail salon/day spa?

I’ve noticed that the nail salons in malls and strip shopping centers seemed to be owned primarily by Asians. I’ve heard it’s because they are given special business consideration and loan or grant packages when they emigrate to the U.S.; they commonly choose the nail business.
A partner and I are looking for such space to open a salon, but if what we’ve heard is true, there is no point going through the paperwork if we don’t stand a chance. I’m not sure I believe this,but I’ve noticed it in malls from New Hampshire to Florida and I assume there’s a reason — not because non-Asian people have no interest in opening this type of business.
This may be similar to when companies or municipalities give hiring preferential to people in their community or veterans..
The leasing people evade the issue. If I don’t have a chance of getting space, I need to start looking for a free-standing building.

I think it has more to do with the temperament of Asians…the women are subservient and do well in this business..lots of them are nurses as well…they know how to be service oriented

I’m not sure about your specific question. But I just attended a class on taxes for small businesses and there is a special consideration for haircut or nail places. It is to allow the owner to treat the workers as contractors instead of employees, I believe, which is much easier on the paperwork. You’ll want to check into that as well.
